Our advice process has 5 simple steps:
1. IDENTIFY YOUR GOALS - A free 1 hour confidential initial consultation over the telephone or meeting (obligation free) is offered to everyone, during which we establish your current situation, requirements and future plans.
2. ANALYSIS & RESEARCH - After identifying your requirements, we research the whole marketplace to find you the right mortgage deal. We source the marketplace for products based on your credit status, budget, how much you can borrow and how quickly you need to move. We only carry out a credit check with your written consent beforehand.
3. ADVICE & RECOMMENDATION - It's not just a low headline rate that counts. We analyse the rate as well as the lender's fees, survey fees and arrangement fees for a true idea of the overall cost. We also make recommendations for all the appropriate mortgage protection insurances, including life cover, critical illness and income protection. COST OF ADVICE
As independent advisers, you can choose how we are paid. We usually charge an administration fee of £250 when a full mortgage application is submitted to the lender. We may on completion receive a commission from the lender. Alternatively, you can pay us a a fee of 0.5% of the loan and we will refund any commission back to you that we receive.
We adhere to the principles of treating customers fairly and if we do charge you a fee, we will put in writing to you details of any fees before commencing any work.
Your property may be repossessed if you do not keep up repayments on your mortgage.
For Self Certification/Right to Buy loans the overall cost of comparison is 6.5% APR. The actual rate available will depend on your circumstances. Ask for a personalised illustration. This APR is based on those with a clean credit history.
Foreign mortgages and loans are not arranged by Sesame.
Changes in the exchange rate may increase the sterling equivalent of your debt.
Commercial mortgages are not arranged via Sesame.
